The U.S. Default Law Group has more than 20 years of experience working

Bankruptcy
The U.S. Default Law Group’s bankruptcy department has represented mortgage
banking clients in bankruptcy matters specializing in all aspects of creditor rights
and bankruptcy. Our experience has been concentrated in the representation of mortgage
lenders. Our attorneys are assisted by a team of specialists each of whom has an
average of more than 15 years of experience in handling bankruptcy matters on behalf
of mortgage lenders. The office handles cases, in all, three of the state's bankruptcy
districts. As part of the services offered to clients, our attorneys review the
plan and the schedules filed in each Chapter 11 or 13 case to determine whether
an objection to confirmation should be brought.
Evictions
The U.S. Default Law Group understands the importance of timely and
effectively initiating eviction proceedings to secure property vacancy so our clients
can initiate REO marketing strategies as soon as possible. Whether we are proceeding
from foreclosure or as an eviction only referral, proceedings are initiated and
monitored to insure aggressive initiation and timely resolution of eviction and
housing court matters. Our experienced manager over-seeing the eviction and housing
portfolio is able to identify and facilitate "cash for keys" opportunities. Status
of the evictions are immediately/constantly communicated to our clients to insure
delays in transitioning the property to REO are mitigated.

Our foreclosure expertise combined with the thorough and timely tax and title search
services we provide will ensure your non-performing asset is liquidated as quickly

through eviction and ultimately the REO closing provides an extensive knowledge

Loss Mitigation
Our firm recognizes the importance of identifying opportunities to reduce or resolve
delinquency whenever possible. Our loss mitigation manager works directly with lenders
to successfully identify and facilitate various loss mitigation opportunities based
on whether the debtor has the desire and means to retain ownership of the property,
including Deed in Lieu, Forbearance Agreements, Loan Modification, Short-Sale, Reinstatement
and Payoff opportunities. If a potential exists to convert the foreclosure to a
performing asset, our competent staff will effectuate communications between the
client and the borrower to assist with the preparation of necessary documentation
and monitor to successful completion.
